Why do mortgage companies pay delinquent property taxes on behalf of borrowers?
Mortgage lenders pay delinquent real estate taxes to prevent the property from being seized and sold by the local government. Property tax liens have super-priority status and can wipe out the lender\’s mortgage lien if left unpaid. By paying these taxes, the lender protects its financial interest in the property.
